A correction to Helena's Future Land Use Map that staff brought forward as a straightforward fix may need to go further, according to Commissioner Gustafson. During the commission's September 29 discussion of the amendment, Gustafson raised concerns that the area staff identified as incorrectly designated Suburban Residential was drawn too narrowly — and that adjacent parcels may carry the same error.

Gustafson specifically flagged areas east of the rectangle staff had identified, including land near Crystal Springs and along potential future road connections linking Grizzly Avenue east to McKay Road and Cooney north to Grizzly. If those connections are ever built, the land use designations in that corridor become more consequential — making it worth getting the map right now rather than revisiting it again later.

The concern points to a broader issue with how land use mapping errors can compound over time. A mislabeled designation on the Future Land Use Map shapes what kinds of rezoning requests are considered appropriate, which in turn affects what gets built. Getting the boundary of any correction right the first time matters. It was not immediately clear at the September 29 meeting whether staff would expand the scope of the amendment or bring back additional analysis before a final vote.
