Mountain View Meadows LLC, the developer behind the Crossroads at Mountain View Meadows subdivision on Helena's east side, recorded eight filings across five properties in Lewis and Clark County in recent weeks — including a completed home sale and a pair of material liens from a local lumber supplier filed the day before that sale closed.
Simkins Lumber Company filed two separate rights to claim lien against Mountain View Meadows LLC on June 4, targeting properties in the Peaks Phase 1 and Commercial 4 sections of the Crossroads development. Mechanic's and materialman's liens of this type are typically filed when a supplier or contractor believes it has not been paid for goods or services delivered to a construction site. The filings do not constitute a court judgment, but they do cloud title on the affected parcels until resolved.
One day after those liens were recorded, Mountain View Meadows transferred a home in Craftsman Village Phase 8 — also part of the Crossroads development — to Kenneth J. and Bobbi R. Palagi. The deed was recorded June 5. County records suggest the Palagis may be based outside Montana, making the transaction one of several recent Lewis and Clark County sales to out-of-state buyers in newer east-side subdivisions.
The cluster of filings — eight in all, spread across three categories of public record — reflects the scale of activity Mountain View Meadows has been running at the Crossroads development, a large mixed-use subdivision that includes residential phases under names like Craftsman Village and Peaks, as well as a designated commercial section. With active construction ongoing across multiple phases, disputes with materials suppliers are not uncommon in projects of this size.
Residents who have purchased or are under contract to purchase lots in the Crossroads development can search Lewis and Clark County Recorder records to check whether any liens have been recorded against their specific parcels. The Simkins liens are recorded under Book and Page references tied to the Peaks Phase 1 and Commercial 4 plats.
